Many of us ponder whether we should consider moving home or improving. The explosion of the housing market and prices at their highest for years makes it tempting to make that move. Before you start the process, follow my guide to make your experience the best it can be.

1. Don’t Underestimate
Don’t underestimate the amount of time it takes to move to your next pad. Believe it or not, it can take anything from 3 to 6 months before you finally put the kettle on in your new home. We say set a date and then work backwards!
2. Take it in Stages
First impressions count and little changes can make big differences when selling your home. Walk around your rooms and imagine you’re seeing them for the first time. Take note of all the DIY jobs that you have avoided and get them fixed! Give yourself at least 6 months to get this done.
3. Plan your budget
There are lots of costs you need to take into account:
- Legal fees
- Estate Agent Fees
- Stamp Duty (if applicable)
- Surveys (if applicable)
- Speak with a mortgage advisor too
4. Get a Realistic Valuation
At least 6 weeks before, invite 3 estate agents around and, of course, make sure one of them is Nested. If we price your home correctly it will always sell and sometimes for more!
A good agent will visit your home and find its best features before producing a valuation. We also check out comparable properties when we value your home. From this, we will then be able to help you to understand why we believe that it is worth a particular price.
5. Choose your Agent
Two weeks before you put your home on the market, choose your preferred agent. It is essential that they can take professional photos to display your home both on Rightmove and Zoopla. These online platforms are your shop window so those pictures need to be perfect.
6. Clean and Clean Again
The day before you have any potential buyers make sure you clean as if you are like someone possessed! Customers always view a clean and tidy home in a more positive light.
